In April 2021, Wesley Chapel single-family home sales rose to 146 units, a 6.6% increase from April 2020. That was 16.6% lower than in March 2021.
Current Inventory of Homes (For Sale)
Versus April 2020, the total number of single-family homes available in April 2021 dropped to 55 units, a 78.7% decrease. April single-family housing inventory declined 25.7% compared to March 2021.
Homes Under Contract (Pending)
In April 2021, 165 single-family homes were under contract compared to 152 in March 2021, up 8.6%. April’s homes under contract jumped 47.3% compared to April 2020.
The Average Sold Price per Square Footage is Appreciating*
The Average Sold Price per Square Footage indicates which direction home prices are headed. Median Sold Price and Average Sold Price can sometimes be skewed by outliers that sell for a really high or low price. So the Average Sold Price per Square Footage is a more normalized indicator of home values. The April 2021 Average Sold Price per Square Footage of $167 rose 7.1% from $156 in March 2021. That was 23.7% higher than in April 2020.
The Days on Market Shows Downward Trend
The Average Days on Market (DOM) shows how many days the average home is on the market before it sells. An upward trend in DOM indicates a move towards more of a Buyer’s market, a downward trend indicates a move towards more of a Seller’s market. The DOM for April 2021 of 27 days fell 6.9% from March 2021 and 58.5% from April 2020.
The Average For Sale Price is Appreciating
The Average For Sale Price in April was $501,000, up 32.5% from $378,000 in April 2020 and 1.6% from $493,000 in March 2021.
The Average Sold Price is Appreciating
The Average Sold Price in April was $377,000, up 21.2% from $311,000 in April 2020 and 1.1% from $373,000 in March 2021.
The Median Sold Price is Appreciating
The Median Sold Price in April was $343,000, up 21.8% from $284,000 in April 2020 and 1.8% from $340,000 March 2021.
April 2021 was a Seller’s Market*
A comparatively lower Months of Inventory benefits sellers while a higher Months of Inventory favors buyers.

Seller’s market: less than 3 months of inventory

The April 2021 Months of Inventory based on Closed Sales of 0.4 months dropped 79.7% compared to last April and stayed the same compared to March 2021.
The Absorption Rate measures what percentage of the current active listings are being absorbed each month.
