    Wesley Chapel Home Sales as of June 1, 2020 – Tampa Market Monday

    Happy Monday, June 1, 2020

    In May 2020, the Wesley Chapel single-family housing market favored sellers.

    Single-Family Homes fo Sale dropped 37.7% from May 2019 and 0.8% from April 2020. Single-Family Homes Sold fell 37.5% year over year and 23.4% month over month. Single-Family Homes Under Contract jumped 47% compared to April 2020 but decreased 0.6% compared to March 2019.

    The Months of Inventory of 2.4 months stayed flat compared to May of last year. The Average Sold Price per Square Footage decreased 0.7% compared to April of this year, but increased 2.3% compared to May a year ago. The Median Sold Price ticked up 0.4% from April 2020. The Average Sold Price rose 1.9% during the same time period.

    The Average Days on Market fell 5.7% compared to the previous May. The ratio of Sold Price vs. Original List Price of 98% climbed 2.1% from May 2019.

     

    Home Sales (Sold)
    In May 2020, 105 single-family homes sold in Wesley Chapel, a 37.5% decline from the 168 sold in May 2019. That was 23.4% lower than the 137 sales in April of this year.

    Current Inventory of Homes (For Sale)
    In May 2020, single-family homes for sale fell by 155 units or 37.7% compared to May 2019. Current single-family home inventory ticked down 0.8% compared to April 2020.

    Homes Under Contract (Pending)
    In May 2020, single-family home under contract increased 47% compared to April of this year, but decreased 0.6% compared to May of last year.

    The Average Sold Price per Square Footage indicates which direction home prices are headed. Median Sold Price and Average Sold Price can sometimes be skewed by outliers that sell for a really high or low price. So the Average Sold Price per Square Footage is a more normalized indicator of home values. The May 2020 Average Sold Price per Square Footage of $134 ticked down 0.7% from $135 in April 2020 and jumped 2.3% from $131 in May 2019.

     

    The Days on Market Shows Neutral Trend
    The Average Days on Market (DOM) shows how many days the average home is on the market before it sells. An upward trend in DOM indicates a move towards more of a Buyer’s market, a downward trend indicates a move towards more of a Seller’s market. The DOM for May 2020 of 66 days climbed 1.5% from 65 days in April 2020 but dropped 5.7% from 70 days in May of last year.

    The Sold/Original List Price Ratio Is Rising
    The Sold Price vs. Original List Price reveals the average amount that sellers are agreeing to decrease their original list price. The lower the ratio is below 100%, the more of a Buyer’s market exists, a ratio at or above 100% indicates more of a Seller’s market. This month Sold Price vs. Original List Price of 98% stayed the same as April 2020 but rose 2.1% from May 2019.

     

    The Average For Sale Price is Neutral
    The Average For Sale Price in May was $384,000, up 8.2% from $355,000 in May 2019 and 1.6% from $378,000 in April 2020.

    The Average Sold Price is Neutral
    The Average Sold Price in May was $317,000, up 3.3% from $307,000 in May 2019 and 1.9% from $311,000 in April 2020.

    The Median Sold Price is Neutral
    The Median Sold Price in May was $285,000, up 1.1% from $282,000 in May 2019 and 0.4% from $284,000 in April 2020.

    May was a Seller’s Market*

    A comparatively lower Months of Inventory benefits sellers while a higher Months of Inventory favors buyers.

    *Buyer’s market: more than 6 months of inventory
    Seller’s market: less than 3 months of inventory
    Neutral market: 3 – 6 months of inventory

    Months of Inventory based on Closed Sales
    The May 2020 Months of Inventory based on Closed Sales of 2.4 months held steady compared to last May and rose 26.6% compared to this April.

    The Absorption Rate measures what percentage of the current active listings are being absorbed each month.

    *Buyer’s market: 16.67% and below
    Seller’s market: 33.33% and above
    Neutral market: 16.67% – 33.33%

    Absorption Rate based on Closed Sales
    The May 2020 Absorption Rate based on Closed Sales of 41 increased 0.2% compared to May 2019 and decreased 22.8% compared to April 2020.

    Why This Summer Is the 2020 Real Estate Season

    With stay-at-home orders starting to gradually lift throughout parts of the country, data indicates homebuyers are jumping back into the market. After many families put their plans on hold due to the COVID-19 pandemic, what we once called the busy spring real estate season is shifting into the summer. In 2020, summer is the new spring for real estate.

    Joel KanEconomist at The Mortgage Bankers Association (MBA) notes:

    “Applications for home purchases continue to recover from April’s sizable drop and have now increased for five consecutive weeks…Government purchase applications, which include FHA, VA, and USDA loans, are now 5 percent higher than a year ago, which is an encouraging turnaround after the weakness seen over the past two months.”

    Additionally, according to Google Trends, which scores search terms online, searches for real estate increased from 68 points the week of March 15th to 92 points last week. As we can see, more potential homebuyers are looking for homes virtually.

    What’s the Opportunity for Buyers?

    Another reason buyers are coming back to the market, even with forced unemployment and stay-at-home orders, is historically low mortgage rates. Sam Khater, Chief Economist at Freddie Mac indicates:

    “For the fourth consecutive week, the 30-year fixed-rate mortgage has been below 3.30 percent, giving potential buyers a good reason to continue shopping even amid the pandemic…As states reopen, we’re seeing purchase demand improve remarkably fast, now essentially flat relative to a year ago.”

    With mortgage rates at such low levels and states gradually beginning to reopen, there’s more incentive than ever to buy a home this summer.

    What’s the Opportunity for Sellers?

    Finding a home to buy, however, is still a challenge, as this spring sellers removed many listings from the market. Though more people are now putting their houses up for sale this month as compared to last month, current inventory is still well below last year’s level.

    According to last week’s Weekly Economic and Housing Market Update from realtor.com:

    “Weekly Housing Inventory showed continued tightening. New Listings declined 28% compared with a year ago, as sellers grappled with uncertainty and hesitated bringing homes to market. Total Listings dropped 20% YoY, a faster rate than in prior weeks, leaving very few homes available for sale. As Time on Market was 15 days slower YoY, asking prices moved up 1.5% YoY.”

    Mortgage Rates Hit Another All-Time Low

    The 30-year fixed-rate mortgage has again hit the lowest level in our survey’s nearly 50-year history, breaking the record for the third time in just the last few months. These unprecedented rates have certainly made an impact as purchase demand rebounded from a 35 percent year-over-year decline in mid-April to an 8 percent increase as of last week—a remarkable turnaround given the sharp contraction in economic activity. Additionally, refinance activity remains elevated and low mortgage rates have been accompanied by a $70,000 decline in the average loan size of refinance borrowers this year. This means a broader base of borrowers are taking advantage of the record low rate environment, which will benefit the economy.
