New Tampa Home Sales for 2017 – Tampa Market Monday

    Happy Monday!

    This week I want to review New Tampa home sales or zip code 33647. So here’s a breakdown of how sales in 2017 compared to sales in 2016. As you can see in the chart below, the dollar volume for all home sold was 16.72% more than in 2016. The Average Sold Price rose 9.09% and the Median Sold Price jumped 5.88%. This means half of the homes sold for $270,000 or more. The Average Sales Price for detached homes increased by $19,995 or 6.36%. The Ratio of Average Sales Price to Average List Price ticked down slightly from 97.5 in 2016 to 97.4 in 2017. So on average sellers received 97.4% of their listing price.

    Overall in 2017, 6.99% more homes sold than in 2016. But detached homes gained 10.88% as 1,085 units sold in 2017 compared to 983 in 2016. On average, homes sold in 49 days or 19.67% faster than in 2016 when it took 61 days.

    Since most homes that sold were 3 or more bedrooms, let’s look a little closer at homes in those price ranges. As you’ll see below, 262  3-bedroom Single-Family Homes (SFH) and Villas sold and the Average Price ($250,779) was 6.31% higher than in 2016. As for 4-bedroom or more SFHs and Villas, 794 homes sold for an Average Price of $365,395 or 5.84% more than in 2016.
