    Greater Tampa Home Sales as of February 22, 2021 – Tampa Market Monday

    Happy Monday February 22, 2021!

    Today, we’ll review how the Greater Tampa housing market performed in January 2021.

    As you’ll see in the table that follows, all metrics except for Average and Median Days on the Market rose compared to January 2020.  Compared to December 2020, Average Price Per Square Foot and Average Days climbed while all other measures fell except for Median Days on the Market. It stayed flat.

     

    The data above includes all types of Greater Tampa housing, but let’s look deeper into the data for single-family homes. In January 2021, 2,147 single-family homes sold. So closed sales climbed 18.7% compared to January 2020. That was 884 fewer homes than sold in December 2020. The Number of Active Listings fell t0 2,393 single-family homes, a 57.4 drop from January 2020. That was 610 fewer single-family homes than were listed for sale in January 2021. The Number of New Listings decreased 14.4% compared to December 2020 as 2,587 new listings came onto the housing market. That was 298 more than in December 2020.

     

    Pricing

    The January 2021 Median Sale Price rose 13.1% to $285,093 compared to January 2020. It was $2,907 lower than in December 2020. The Median List Price decreased 13.3% from January 2020 to $289,990. It stayed flat compared to December 2020. The Average Price per Sq Foot for Sold Homes jumped 12.7% from January 2020 to $169/sq ft. The Average Price per Sq Foot for Sold Homes ticked up one dollar from January 2020.

     

    Supply and Demand

    The supply of single-family homes dropped 9.3% from January 2020 to 0.88 months. The Absorption Rate*, which shows the rate that homes sell during a given time period, jumped 178.6% from January 2020 to .90.

    Currently, the Greater Tampa single-family housing market favors sellers.

    *Absorption rate is calculated by dividing the number of sales in a given month by the number of available homes for sale. For example, if there are 100 homes listed for sale in a certain area, and 20 sold during the last month, the absorption rate is 20/100 = .20 or 20%.

    *Buyer’s market: 16.67% and below
    Seller’s market: 33.33% and above
    Neutral market: 16.67% – 33.33%
